Multiple Retail Building

This beautiful 30,000 Square Foot retail building was constructed in Chicago’s Lincoln Park neighborhood at the busiest intersection in the city. Path Construction provided extensive Pre-Construction services during design phase and worked closely with the City of Chicago Buildings department during permitting. During demolition, Path Construction was able to detach the billboard from the roof of the existing building and secure it to a new temporary steel mounting system with concrete footings. Once stabilized, Path erected the new 2 story retail structure around the billboard and then reattach it to the roof of the new building. This effort was undertaken so as not to violate the grandfathered status of the billboard with the City of Chicago.

Demolition & New Construction

This mall redevelopment project consists of three phases:
Phase 1: Demolish the existing 100,000 GSF anchor store, prepare all site utilities and building pad for new 108,000 GSF retail space, and redevelop the existing parking lot and surrounding infrastructure.
The entire Phase 1 was successfully completed in less than three months while keeping the shopping center occupied and operational during construction
Phase 2: Build a new Cold-Dark shell building/anchor for future retail. This structure is one-story steel with CFMF and EFIS/brick façade, and TPO roof. Construction of the new shell was completed in less than eight months.
Phase 3: Tenant Build-out/Fit-out of interior space for retailers.

10,500 SF Five Below interior fit out and 4,000 SF Storage Closet at the Coral Ridge Mall. The project started at a ground up mall addition that eventually became a separate new fit out project for 5 Below. Path Construction started with an empty space and construction began with underground utilities, a new concrete slab and finished with new painted walls, bathroom fixtures and a space ready for public use.

Project scope included but was not limited to demolition of an existing retail location (integral to operating mall), installation of “pad ready” site, and civil work for 150,000 square foot anchor store. The project included extending all site utilities and presenting a certified building pad. Scope included site concrete and pavement, and landscaping and irrigation.

Despite weather challenges, Path delivered a certified pad for the new tenant’s use a week ahead of schedule.
